If you’ve been thinking of listing your home for sale in the Charlotte region, spring is the best time.
Historically, homes in our region listed in April-June move more quickly and command higher prices compared to other months. For example, the median days on market for January has averaged around 64 days since 2023. Homes move almost a month faster in May (around 39 days).
Listing prices are highest in spring, and we typically see a higher volume of price reductions in August-November in Charlotte, as demand drops off and homes sit for longer. In May 2025, there were 3,874 price reductions across the Charlotte metro, compared to 5,034 in November 2025.
Experts predict spring 2026 will be particularly busy, as mortgage rates are one full percentage point lower compared to this time last year, Keeping Current Matters reports. For context, that could save a buyer over $280 a month on a $400,000 loan.
