The big picture: Five years ago the median-priced luxury home sold for $875,500 in Charlotte. In 2025, that metric shot up to nearly $1.6 million, per a recent Redfin report.
The intrigue: Of Charlotte home sales priced $1.6 million+ in Charlotte, Dickens Mitchener has the largest market share at 13.2% and an average luxury price of $2.64 million.
- At Dickens Mitchener, the average home sale price was $1.1 million in the first half of 2025. Sales ranged from $153,000 to $10.25 million.
Zoom out: Ten years ago, luxury homes were under $1 million in 35 U.S. metros – including Charlotte. Today, there are only seven markets on that list.
Zoom in: Median home values have appreciated 53% in the Charlotte metro since 2020, thanks to a period of historically low mortgage rates. That has slowed significantly in the last three years, with the median home price up just less than 2% year over year.
Yes, but: Tight inventory combined with a steady flow of people moving to Charlotte daily keeps pushing home prices up, Grier says. And in the luxury market, the buyer pool may be relatively small but the number of properties for sale is even smaller, keeping prices especially elevated.
Keep in mind: The past few years have been tough for buyers at all price points. However, in the luxury market, buyers often have the ability to do whatever it takes to secure the property – even if that means paying $1 million over asking, Grier says.
